Ranch House with In Law Suite Blueprints & Floor Plans

I know in the region where we live, housing is ridiculously expensive and so many houses have suites. If they don’t, homeowners invest in adding a suite to rent for extra income. After going back and forth a lot with our builders, my husband, my mother-in-law, and myself, here is our final plan for a home with a mother-in-law. I have removed all the dimensions to protect the design from our builders for the pictures. All plans are copyrighted by Castle Rock Builders and use of blueprints is prohibited.

I know plenty of homeowners don’t bother getting permits for their suites because it is a hassle, delays construction, and/or the permit application might be outright declined or require significant changes. That’s impossible to answer because it depends on the materials you use, the type of suite or unit you build, whether you do it yourself or hire a contractor, how big the unit is, and so forth. This dictates whether you build an in-law suite vs a legal suite. Typically, going the legal route will serve you best in the long run when selling. Being able to say it’s a legal suit can help with selling a property, especially for a buyer who wants a mortgage helper.

In-law Suite home designs are plans that are usually larger homes with specific rooms or apartments designed for accommodating parents, extended family or hired household staff. Home plans with full in-law apartments might have a separate entrance from the main entrance and could be entirely self-sufficient having a smaller but complete kitchen and utility/laundry room. Other plans might just include as little as a privately located first floor bedroom and bath designed to accommodate parents, family or help, or even a free standing "granny flat". These plans come in all sizes and types and many styles, so if you want to narrow your search, use our detailed "Find a Plan". If you are looking to keep your family close but offer privacy and comfort, take a look through our collection of in-law suite house plans. In expensive areas, basement suites are more and more common to help homeowners pay for the mortgage and because housing is expensive, there’s demand for these living options. The most common type of in-law suite is a suite built in the basement. Some are large with three bedrooms while some are tiny such as a studio.

I once upon a time rented a small, one-bedroom basement suite that was built under the kitchen and main living area that had hardwood flooring. There definitely was not sufficient soundproofing or proper insulation between the suite and the main floor above. For example, if it’s three bedrooms but is ugly and cramped, you’re better off with a one-bedroom that offers proper space and layout. However, if you plan to rent it out to strangers as a legal suite (arms-length arrangement), then you will want something more separate with its own entrance. It will very likely require much more stringent permits and follow more stringent building code measures. If it’s for elderly parents, you may need to ensure it’s ground-level and equipped for potential disability needs. If it’s being built for a family member, you can incorporate it as part of your home.

Shared costs across the board; mortgage, utilities, groceries and the like are significantly lowered when there are two distinct families living together. Additionally, in-law suites accommodating aging parents are considerably less expensive than having to place Mom or Dad or both in an assisted living facility. Ultimately, multiple generations with many family members living under one roof can mean significant cost savings and a sharing of the family duties for a more manageable and rewarding life. Upstairs, you'll find two more bedrooms and bathrooms, along with a loft.

Sometimes the additional space can be placed on a separate level of the home, depending on the homesite’s topography. It can be configured as part of a walkout basement or placed on a second story, providing additional privacy.
